The former department store at Karl-Marx-Strasse 101 and its multi-storey car park on Donaustrasse – directly opposite the historic public pool, Stadtbad Neukölln – are being brought back to life. A well-known local hotspot during the 1970s, this place has stood empty for many years. Now it will finally be reimagined for exciting contemporary uses.

The distinctive existing structures have been recoded. Light and air have been let in through generous recessed spaces. And new, open, flowing spatial references, lines of sight, and pathways have taken form. This creates a unique atmosphere full of contrasts, transforming this Neukölln icon into a modern creative cosmos.

The former department store and its multi-storey car park are being completely rebuilt. The structure of the two existing buildings will be softened with three large atriums to allow in natural light and ventilation. The impressively generous new atrium and apertures in individual floors will transform all inner spaces in the front part into attractive working spaces.

The centre of the ensemble will become an open, green core – visible and accessible from all sides. Several hundred workspaces will also be created in the former multi-storey car park. Maisonette offices will be established, and their open spatial structures will make them ideally suited in situations where maximum flexibility is required. The glass elements on the roof will transform the space into a greenhouse and garden landscape, inviting people to linger, relax, and enjoy their time here – while taking in the delightfully wide open spaces. A great spot for everyone who works here or just happens to be visiting.

For the neighbourhood: Don’t tear it down. Rethink it!

The building on Karl-Marx-Strasse 101 always played a central role in the local neighbourhood around Rathaus Neukölln and Alfred-Scholz-Platz.  It was opened as Quelle- und SinnLeffers department store back in 1970, then taken over as a Karstadt department store in 2001, before later being turned into a Karstadt discount centre. Artists’ collectives, street artists and cultural festivals filled the empty building with life in recent years, inviting the neighbourhood to keep visiting.

The large building is being revived and reprogrammed, and will remain a fixture in its local area.

Like other stars of bygone eras, this building is now making its comeback. Rather than demolishing this building, which has been here for more than 50 years, it will instead be transformed and opened up for contemporary uses. The charm of the original will be preserved, reinterpreted with a modern touch, and the unusual spatial structures and proportions appreciated and incorporated into new business and creative concepts.
